July Lookahead

Coming up this month, we have two major phases to undertake simultaneously. Over the next week, the framers will be wrapping the rafters, then the plywood sheathing on the exterior, transitioning by the end of the month through as much of the exterior siding, fascia and window trim as our window delivery timing will allow.

When the exterior roof trim is on, we will begin a parade of specialty trades. Plumbing will be in house, framing will be in house, and roofing will likely be in house. The others will be subcontracted. Electrical starts Monday, and sprinklers on Wednesday. Hoping we can walk through with HVAC by Wednesday as well to get them rolling.

Once the rough-in is complete, we have a milestone in the rough inspection. That often fails and they come back a coup[le days later, but we make up time on the insulation inspection.

Ideally, if all goes well, by this time next month, we will be ready to close in the interior.
